WHAT IS LEED?
The LEED plaque on a building is a mark of quality and achievement in green building.
Leaders across the globe have made LEED the most widely used green building rating system in the world with 1.85 million square feet of construction space certifying every day. LEED certification provides independent verification of a building or neighborhood’s green features, allowing for the design, construction, operations and maintenance of resource-efficient, high-performing, healthy, cost-effective buildings. LEED is the triple bottom line in action, benefiting people, planet and profit.
The intent of the LEED building process is to facilitate a Green building and living environment by using materials and methods that build a score that can reach as high as 100. The building designations lead to a rating of Gold, Silver, or Platinum, the highest
LEED began as Version 1 in 1998 and now up to Version 4.1 in 2017/18
LEED v4.1 Operations and Maintenance focuses on these important Green Building Aspects
Transportation: Lower emissions result in a higher score based on distance traveled
Energy: Lower emissions result in a higher score-based on carbon emissions per occupant for 12mos
Water: Lower consumption results in a higher score-based on consumption per occupant and sq ft for 12mos
Waste: Lower total waste generated and higher diversion rate result in higher scores
Human Experience: Higher satisfaction and lower concentrations of CO2 and T-VOC’s result in a higher score
LEED ARC is a newer feature
Arc allows you to track and benchmark project performance. LEED has been the leading green building rating system worldwide for a long time. Last December, USGBC introduced a new, complementary tool: Arc, a state-of-the-art digital platform for measuring and tracking building performance. Arc allows buildings and spaces to compare performance metrics across the globe and connect them to green building strategies. LEED-certified buildings can use Arc to improve and benchmark with their peers, as well as verify LEED performance on an annual basis to keep their certification up to date.
Projects that are not yet certified can also use Arc to make sustainability improvements over time, to eventually achieve LEED certification.
LEED SITES V2 takes into consideration the plot of land the building is to be built on
The Sustainable Sites Initiative (SITES) was created in response to an immediate need to shift our current development mindset to define and measure the performance of healthy ecological systems. By altering our current development path to be more compatible with these natural systems, we can increase the capability of future generations to meet their own needs.
SITES aims to weave development of healthy natural ecosystems with the landscape of daily human activity via the spaces and places we inhabit, by providing a systematic, comprehensive set of guidelines to model development practices after healthy systems and processes. SITES-certified landscapes help to reduce water demand, filter and reduce storm water runoff, provide wildlife habitat, sequester carbon, reduce energy consumption, improve air quality, improve human health and increase outdoor recreation opportunities—all while providing significant social and economic benefits to the immediate site and surrounding region.
Why does a building developer want to participate in LEED?:
Well I suppose they want to reduce their water and electric bill and they care about the folks that use the building and possibly about the planet as well

LEED AP
Affirms advanced knowledge in green building and expertise in a particular LEED rating system. The LEED AP is available with a variety of specialties for professionals to demonstrate proficiency in certain building types.
LEED Green Associate
Demonstrates a solid and current foundation in green building principles and practices.
LEED Fellow
A peer-nominated designation awarded to highly accomplished individuals with ten or more years of professional green building experience.
Why not totally complicated the LEED certification process does take a little bit of time to understand but it’s the way construction is going
